What is LienWaiver.pro

LienWaiver.pro generates state-compliant lien waivers in under 60 seconds. Pick your state, choose a waiver type, fill in the job details, and download a print-ready PDF. No templates to manage, no Word documents to format, no guessing whether your form matches what your state requires.

New accounts get 3 free waivers. After that, it's $5 per waiver or $19/month for unlimited waivers plus Pro features.

Dashboard overview

After logging in, you land on the Overview page. Here's what each section does:

  • Overview: Your activity stats at a glance. Free waivers remaining are shown here if you're on the free tier.
  • My Waivers: Your full generation history. Every waiver you've downloaded or e-signed is saved here.
  • Saved Projects: Folders for organizing waivers by job. Assign waivers to a project when you download or email them.
  • Send & Sign (Pro): Send a waiver request to a subcontractor by email. They fill it out and sign it; you get a notification when it's done.
  • Contacts (Pro): Saved sub and general contractor contact info for faster waiver requests.
  • Waiver Inbox (Pro): Incoming waiver requests sent to you by a GC or project owner.
  • Audit Waiver: Paste a waiver text or upload a PDF to check it against state requirements.
  • Settings: Company profile, billing, and email preferences.

Generating your first waiver

The wizard has 3 steps: select type, fill details, preview.

  1. Go to My Waivers, then click "New Waiver". You'll be prompted to select your state first.
  2. Step 1: Select type. Choose one of the 4 waiver types (explained below). If you select an unconditional type, a warning appears. Unconditional waivers can't be revoked once signed, so only use them after payment is confirmed.
  3. Step 2: Fill details. Enter project name, project address, owner name, contractor name, claimant name, and payment amount. Some states require additional fields. Required fields are marked; the form won't advance until they're filled.
  4. Step 3: Preview. A watermarked PDF renders in the browser. Review it for accuracy: check names, dollar amounts, and the through date. If anything's off, go back and correct it.
  5. Download your waiver. Pro subscribers and users with free waivers click "Download PDF" to get a clean, watermark-free copy. Free-tier users without credits can purchase a clean copy for $5. The waiver saves to your history automatically.

You can also e-sign before downloading. Click "Add Signature," enter your name and title, check the consent box, and apply. The signed PDF saves to your history. Note: Mississippi and Wyoming require notarization. E-signature is not available for those states.

Understanding the 4 waiver types

Conditional progress waiver: Used during a project when a progress payment (draw) is expected but hasn't cleared yet. The waiver only takes effect when payment clears the bank. This is the standard option for most subcontractors during active work.

Unconditional progress waiver: Used during a project after a progress payment has been received and confirmed. Takes effect immediately upon signing, with no recourse if payment later bounces or is disputed. Only sign this after you've confirmed the funds.

Conditional final waiver: Used at project completion when the final payment, including any retainage, is expected but not yet received. Covers all work for the entire project. Activates only when payment clears.

Unconditional final waiver: Used at project completion after final payment has been received and confirmed. Irrevocably waives all lien rights for the entire project. Once signed, there is no recourse under any circumstances.

When to use each type

When in doubt, use the conditional version. You can always provide an unconditional waiver once funds are verified.

Downloading and printing your waiver

After downloading, the PDF is formatted to print on standard letter paper. Sign in the space provided, or apply an e-signature before downloading. For states requiring notarization, print the PDF, sign in front of a notary, and return the notarized original to the requesting party.

Waivers are saved to My Waivers automatically. You can re-download any waiver from your history at any time.
