Privacy Policy

1. Introduction

LienWaiver.pro is operated by Kyro Strategies LLC, a company registered in New York, doing business as LienWaiver.pro. This Privacy Policy explains what information we collect, how we use it, and the choices you have.

We built LienWaiver.pro to help contractors and construction professionals generate, send, and manage lien waiver documents. This policy covers all pages and services on lienwaiver.pro, including the waiver generator, Send & Sign, the dashboard, and the QuickBooks Online integration.

2. Information We Collect

Account information. When you create an account, we collect your email address and a hashed password. You may also provide a company name, address, and license numbers as part of your company profile. This information is stored in our database and used to provide your account services.

Waiver data. Form data you enter (project details, names, addresses, payment amounts, claimant information) is used to generate your lien waiver PDFs. For account holders, waiver history — including form data and generated PDFs — is stored persistently in your account so you can access it later. Signed waiver PDFs are also stored when a sub signs via Send & Sign.

Sub and signer information. When you use Send & Sign to request a signature, we collect the sub's name, email address, and company information. This is stored in your account and used to send the signature request, deliver reminder emails, and record the completed signature.

Contacts. You can save vendor and sub contact information (company name, contact name, email, phone, address, notes) for reuse across waivers. This data is stored persistently in your account.

Projects. You can save project details (name, address, owner, property description, GC information) for reuse. This data is stored persistently in your account.

Team members. If you invite team members to your account, we collect their email addresses to send invitations. Team members share access to your account's contacts, projects, and waiver history.

QuickBooks Online data (Enterprise). If you connect QuickBooks Online, we store OAuth tokens to maintain the connection. We also sync and cache QBO data including vendor names, bill details, class names, and customer job names. This data is used to pre-fill waivers and link waiver records to QBO transactions. Signed PDFs are uploaded to the corresponding QBO bill as an attachment.

Payment information. Credit card numbers and billing details are processed entirely by Stripe. We never see, receive, or store your card number on our servers.

Analytics and usage data. We collect aggregate, non-personally-identifiable usage data such as pages visited, time on site, browser type, and referring URLs to understand how visitors use the site. This data cannot be tied back to a specific user.

One-time purchases (no account). You can generate and purchase a single waiver without creating an account. In that case, we do not retain form data long-term on our servers after your PDF is delivered. However, Stripe stores the form data as part of the transaction metadata for payment and delivery purposes, subject to Stripe's own data retention policies.

3. How We Use Your Information

We use the information we collect to:

  • Generate your lien waiver PDF based on the form data you provide
  • Process your payment through Stripe and confirm your purchase
  • Deliver completed PDFs via email through Resend
  • Send signature requests and reminder emails to subs on your behalf (Send & Sign)
  • Sync data with QuickBooks Online and upload signed PDFs to QBO bills (Enterprise users)
  • Enable team collaboration by sharing contacts, projects, and waiver history across team members
  • Improve the site by analyzing aggregate usage patterns
  • Respond to support requests you send to support@lienwaiver.pro

We do not sell, rent, or share your personal data with third parties for their marketing purposes.

4. Third-Party Services

We rely on the following third-party services to operate LienWaiver.pro. Each has its own privacy policy governing data they process:

  • Supabase — database hosting and authentication. Your account data, contacts, projects, and waiver history are stored on Supabase's infrastructure. supabase.com/privacy
  • Stripe — payment processing and transaction data storage. Stripe stores payment details, email addresses, and waiver form data as transaction metadata. stripe.com/privacy
  • Resend — email delivery for purchase confirmations, PDF delivery, signature requests, and reminder emails. resend.com/legal/privacy-policy
  • Intuit / QuickBooks Online — accounting data sync (Enterprise users only). When you connect QBO, Intuit processes data in accordance with their privacy statement. intuit.com/privacy/statement
  • We also use standard infrastructure and analytics services (such as hosting providers and site analytics) that process aggregate, non-personally-identifiable usage data.

5. Cookies and Tracking

Essential cookies. We use cookies necessary for the site to function. This includes Supabase authentication cookies that keep you logged in during your session, as well as session cookies used during the checkout flow.

Analytics cookies. We may use analytics tools that set cookies to distinguish unique visitors and track page views. These cookies do not contain personal information and cannot identify you individually.

Third-party cookies. Stripe may set cookies as part of its fraud prevention and payment processing. These are governed by Stripe's privacy policy.

6. Data Retention

Account data. Your account information, company profile, contacts, saved projects, and waiver history are retained for as long as your account is active. Signed waiver PDFs are retained as long as your account is active.

QuickBooks Online connection. OAuth tokens are retained while the QBO connection is active. When you disconnect QBO or delete your account, the tokens are deleted. Synced QBO data (vendors, bills, etc.) cached in our database is also removed on account deletion.

Account deletion. When you delete your account, all associated data — contacts, projects, waivers, signed PDFs, team memberships, and QBO connections — is deleted from our systems. To request account deletion, email support@lienwaiver.pro.

One-time purchases (no account). We do not retain form data long-term on our servers for purchases made without an account. Stripe stores the form data as part of the transaction metadata, subject to their own retention policies.

Payment records. Stripe retains payment records according to their own data retention policies and legal obligations.

Analytics data. Aggregate usage data is non-personally-identifiable and retained for site improvement purposes.

7. Data Security

We take reasonable measures to protect your data. All traffic to LienWaiver.pro is encrypted via HTTPS. Payment processing is handled by Stripe, which is PCI DSS Level 1 certified — the highest level of payment security certification.

No method of transmission over the internet is 100% secure. We cannot guarantee absolute security, but we work to protect your information using commercially reasonable safeguards.

8. Your Rights

You have the right to:

  • Request access to the personal data we hold about you
  • Request deletion of your personal data from our systems
  • Opt out of any marketing communications (we do not currently send marketing emails, but if we do in the future, every email will include an unsubscribe link)

California residents (CCPA). Under the California Consumer Privacy Act, you have the right to know what personal information we collect, request its deletion, and opt out of the sale of your personal information. We do not sell personal information. To submit a CCPA request, email support@lienwaiver.pro.

European visitors (GDPR). If you are located in the European Economic Area, you have additional rights under the General Data Protection Regulation, including the right to access, rectify, port, and erase your data, and the right to restrict or object to processing. Our legal basis for processing your data is either your consent or the necessity of performing a contract (generating your requested document). To exercise your GDPR rights, contact support@lienwaiver.pro.

9. Children's Privacy

LienWaiver.pro is not directed at children under the age of 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, please contact us at support@lienwaiver.pro and we will delete it.

10. Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will revise the effective date at the top of this page. We encourage you to review this page periodically. Continued use of LienWaiver.pro after changes are posted constitutes acceptance of the updated policy.
