We built LienWaiver.pro because lien waivers shouldn't be this hard.

After years of working with contractors, GCs, and property owners, we kept seeing the same problem: everyone uses one generic lien waiver template for every project in every state. It “works fine” until it doesn't — and when it doesn't, someone's holding a worthless piece of paper while a mechanics lien gets filed on their property.

The reality is that lien waiver rules are different in every state. Twelve states require specific statutory form language. Use the wrong words in California and the waiver is void.
